George Heriots School, Phase One  > JULY 2011

We were delighted in May 2010 to win the contract for the construction of a new sports centre at George Heriot's School. The contract commenced in July 2011 at the start of the school summer holiday when we began alterations to the existing school to install a new covered link bridge between the junior school and building 6. We completed this initial phase on programme and received very positive comments from both the client and design team.

We commenced construction of the Sports Centre during August 2010 and it was at this point that our challenge commenced. The Sports Centre site is in an existing court yard area that is bounded on two sides by the Greyfriars Church yard and on the other two sides by existing school buildings. The only access to the site is via a pend that is 4 metres wide and 5 metres high. When you consider that the site is situated off Airds Close which can only be accessed off the Grassmarket via Hunters Close which is also restricted in width and height, this really is the construction equivalent of building a ship in a bottle.

Our team on site have grasped the challenge with relish and have successfully planned and co-ordinated the key stages of excavation, sub-structure, concrete frame and floor slabs to first floor level. During early February 2011 months of planning came to a successful conclusion when the 18 metre long timber roof beams and 10 metre long timber columns which make up the structure of the sports hall were delivered to site from Germany by Finnforest Merk. Further to agreement with the City of Edinburgh Council regarding partial closure of the Grassmarket between 7pm and 11pm over three successive nights the large timber elements were unloaded and threaded through Hunters Close and Airds Close using Telehandler and Side Lift Forklifts. The timber sections were then lifted onto the first floor slab using two mini-crawler cranes.

Once the timber elements were on site construction of the Sports Hall pressed on at pace and the building is now watertight with the external cladding and internal fit out being well underway. The contract is now on course to complete in December 2011 as planned.

Contract Completed : Princes Mall, Edinburgh > MAY 2011

During late 2010 and early 2011 we completed various works including the supply and installation of a new escalator, converted redundant toilets into retail storage facilities, cross corridor fire door replacement works and the installation of a temporary link bridge all within Princes Mall, Edinburgh for our client The Premier Property Group. The works comprised a significant structural steel element coupled with multi-disciplined services alterations and associated finishes all within the context of a fully operation retail mall. Our expertise in detailed project planning enabled us to surmount the significant challenges presented by the operational and logistical constraints reflecting the essential phased sequencing and out-of-hours nature of the work. The total contract sum was 468,000 and all phases were completed on time.

Apex European Hotel > MAY 2011

Further to our successful completion of the upgrade of 61 bathrooms at the Apex International Hotel in Edinburgh's Grassmarket, we were asked by the Apex Hotels Group to undertake the refurbishment of 8 number bathrooms at the Apex European Hotel. The project commenced in May 2011 and runs through to the end of June 2011.

Contract Completed : Apex International Hotel, Edinburgh
> APRIL 2011

Our association with the Apex Hotels Group has been in place for around 15 years and this project to upgrade 61 bathrooms has extended that relationship. The contract was completed on time and on budget. Value 465,000.

Contract Completed : 14-16 Frederick Street, Edinburgh
> APRIL 2011

We completed this project in March 2011 for our Client J Leon & Company. The works included the refurbishment of the existing retail premises including lowering of the ground and basement floors to rationalize floor levels. Other works included structural alterations, removal of an existing staircase including filling in the stair void and the installation of a new steel feature staircase in a new location. Internally the retail and storage spaces received minor mechanical & electrical alterations and were dry lined in readiness of a future fit out. Externally the roof slating was completely stripped to allow repairs to the roof timbers, minor masonry repairs were carried out to the stone facades. Value 400,000.

Contract Completed : St Mary’s Metropolitan Cathedral,
> APRIL 2011

Our client for this contract was The Archdiocese of St Andrews and Edinburgh. We were appointed as Principal Contractor to carry out fabric repairs consisting of stonework repairs and re-pointing to the North West Elevation, South West Elevation and North East Elevation, renewal of lead flat roof and gutters over St Andrew's Aisle including timber repairs to structural substrate as required, slate repairs to roofs, the replacement of cast iron gutters and downpipes including overhauling existing hoppers and pavement drainage channels, paint work generally to replaced cast iron rainwater goods, stained glass conservation work to windows, new metal grilles to windows and temporary works, including protection to the organ. The contract period was 36 weeks and handover was achieved on programme. Value 358,000.

225 Lanark Road West > JANUARY 2011

The construction of this eco-friendly, energy efficient timber framed dwelling for a private client commenced in January 2011 and is scheduled for completion in August of this year.

Castle Rock Hostel > JANUARY 2011

This contract to provide further guest rooms within the existing attic space together with general refurbishment of the hostel began in January 2011.

Innerleithen Parish Church > JANUARY 2011

This contract to carry out fabric repairs to the existing church including the complete re-slating, timber repairs, stone repairs, stained glass repairs and replacement of copper to the bell tower began in January 2011 and is scheduled for completion in July 2011.
